Is there a setup or onboarding fee?

Yes — a one-time onboarding fee covers getting your property set up and launched: systems and channel setup, listing creation, compliance and tax-account transition, and your house manual. Because the scope varies from home to home — some need permitting or fresh photography, for example — we confirm the exact amount up front in your proposal.

How long does onboarding take?

For a home that's already permitted and guest-ready, onboarding usually takes about two weeks. If it needs permitting, supplemental furnishings, or fresh photography, it typically runs four to six weeks — and we'll map out a realistic timeline from the start.

What does my place need to be guest-ready?

Every home meets a baseline for furnishings, amenities, and supplies so it delivers the experience our guests expect — we'll share our standards checklist so you know exactly what's needed. For linens, we offer a managed linen service through our cleaning partner that keeps every bed hotel-fresh and takes restocking off your plate; nearly all of our owners choose it.

What kinds of properties do you take on?

We're intentionally selective — we decline more properties than we take on. We specialize in thoughtfully designed small spaces: guest houses, DADUs, above-garage and carriage-house apartments, and standout one- and two-bedroom homes. Not sure yours qualifies? What if my property isn't permitted yet?

Accepted Answer

No problem — permitting is one of our specialties. We handle Metro Codes permitting end to end and set up your tax accounts across city, county, and state. If your home still needs a permit, we'll build that into a clear onboarding timeline from the start.

Do you handle interior design or furnishing?

We don't design or furnish spaces in-house, but we're glad to connect you with trusted local pros who specialize in outfitting homes that perform well as short-term rentals.

Question 9

Do I keep ownership of my Airbnb listing?

Accepted Answer

Yes. We build and manage your Airbnb listing under an account in your name, with us as host — so your reviews, booking history, and reputation always stay yours. If you ever move on, that equity goes with you. Many managers list under their own account; we don't.

Can I still use the property myself?

Yes — and so can your family and friends. Just reserve your dates in your owner portal, choosing any time that's open between guest reservations.

How is my nightly rate set?

We price your home dynamically using professional pricing tools, adjusting for demand, seasonality, and Nashville's event calendar — and we manage minimum-stay settings to balance strong revenue with quality guests.

Your home is listed and optimized across Airbnb, Vrbo, Expedia, HomeToGo, and Google Vacation Rentals, plus select niche channels — and it gets its own listing on our direct-booking site, Come Visit Nashville, for exposure that isn't at the mercy of platform fees.

Who handles cleaning?

Guests pay a cleaning fee at booking that funds each turnover — you'll see it on your statement as both the fee collected and the cost paid. Turnovers are handled by a reputable cleaning company we partner with closely that specializes in short-term rentals, so your home is reset to the same high standard after every stay.

What kind of support do you provide guests during their stay?

Prompt, personal communication from inquiry to checkout, responsive support throughout the stay, and 24/7 emergency coverage — so guests feel cared for and you're never the one fielding a midnight message.

What happens if a guest causes damage or something breaks?

Accepted Answer

Guest-caused damage is covered by the guest-paid protection on every stay — we document it and pursue reimbursement through our protection partner. Routine maintenance and repairs are the owner's expense, but we coordinate them for you and handle minor fixes within an agreed scope.

How involved will I need to be?

You'll have a secure owner portal to check bookings and revenue anytime, and we'll reach out when something genuinely needs your input. Otherwise, you can rest easy.
